Carnival is looking to sell its long-standing headquarters in Doral, Florida, and relocate to a more modern and smaller office space within the Miami area. Carnival has operated from its headquarters on Northwest 87th Avenue in Doral for approximately 30 years, having acquired the site in late 1994 for $23 million which according to 2023 property county appraisal assessed the market value at $66.1 million. Carnival has enlisted Cushman & Wakefield to facilitate the sale of the property.
The company is now targeting approximately 300,000 square feet for its new office, indicating a significant reduction of about 36 percent from its current space. This downsizing reflects a broader shift towards more efficient use of space, possibly influenced by hybrid work models and technological integration.
Carnival will maintain operations at the current Doral headquarters for at least the next two years as it searches for potential new sites.
Carnival’s strategic real estate decisions are part of a larger trend among cruise operators re-evaluating their office needs in the post-pandemic landscape. For instance, MSC Group has committed to occupying 130,000 square feet in a new mixed-use development near downtown Miami and is constructing a new cruise terminal at PortMiami. Similarly, Royal Caribbean Group has commenced construction of a new 380,000-square-foot headquarters at PortMiami, underscoring a significant investment in state-of-the-art facilities that support operational growth and enhanced employee experiences.
